- Selling your house can be a nerve-wracking experience, just ask anyone whose done it lately. While everyone wants the "best deal" (we all like to save a buck or two) it often doesn't pay to skimp when selling something as complicated and expensive as your home. A commission can seem enormous at first blush, but it is a relatively small percentage when you consider all the hours of work and advertising and prospecting I will do on your behalf. I don't just tell you what you want to hear, I don't parade people through your house just to look busy, and I don't waste your time and my resources on unqualified buyers. If you're going to pay for help, you might as well pay a pro! It only makes sense, YOU ALWAYS WANT TO BUY FROM SOMEBODY YOU KNOW, AND YOU WANT TO SELL WITH SOMEBODY EVERYBODY KNOWS! AND IN STEUBEN COUNTY EVERYBODY KNOWS TIM ZANK!!
- The simple answer is, you price it in the same "neck of the woods" as similar houses that are for sale right now. Buyers look and compare in price categories, not specific prices, so you'll want to be priced in a category of like homes.

This is an age of abundant electronic information and I can supply you with precise information on any property listed for sale in Steuben, Dekalb, Lagrange, or Noble counties. Not just the "fluff" you see on this and all the other "retail" sites, but the nuts and bolts "important" info, with room sizes, lot measurements, tax info, aerial photos, neighborhood info, and so much more! - As you'd expect, the underwriting standards are a little more stringent now than in the last few years, but mortgage rates are still low and mortgage money is readily available. Lenders have to document a lot more details so be prepared to provide bank statements, 401k account info, loan information and other items common for approval. In todays world, a pre-approval is only as good as the information you've provided, in other words it's all still conditional right up to the last minute before closing, so don't omit, forget or evade ANY financial info. It could blow your deal!
- Markets and prices go up and down, and there's no shortage of advice or ad-hoc experts out there to tell you when the best time to buy is. Quite simply, it's a good time to buy when you know in your heart you can really afford to. Good deals come along everyday, so don't cripple yourself financially just because somebody on TV said it's a buyers market. Do it when it feels right!

- Anybody can toss your listing in the MLS, so if you're going to pay for help, make sure you pay for qualified help! My claim to fame, if you will, is marketing. I was the first Realtor to consistently use radio in this market, because it is absolutely the best bang for the buck in Steuben County and to this day (9 years later) I'm still the most prolific radio presence in the real estate industry in this market. All my listings are rotated in spots that I run 10 times a daily for every 2 weeks out of each month. I was also the first to consistently use billboard advertising, and I am still the only Realtor to put actual home listings & pics on billboards throughout our county.
